Ah, this is one of the most common points of confusion I’ve encountered in my 30 years of studying Florida’s communities. While the famous “Sun City” is a massive retirement community in Arizona, the pioneering and iconic 55+ community here in Florida is officially named Sun City Center. It was developer Del Webb’s first “Sun City” project on the East Coast, and it fundamentally changed the American concept of retirement.

A Utopian Vision for Retirement ☀️

The story of Sun City Center begins with the visionary developer Del E. Webb. Fresh off the monumental success of his original Sun City in the Arizona desert, which opened in 1960, Webb sought to bring his revolutionary concept to Florida. He purchased a huge tract of what was then remote cattle pasture in southern Hillsborough County, midway between Tampa and Sarasota.

On January 1, 1962, the community officially opened. The concept was groundbreaking: a completely self-contained, master-planned town built not for working families, but exclusively for active, middle-class retirees.

The name, “Sun City Center,” was a brilliant piece of branding by Webb’s organization.

  • “Sun City” was his nationally recognized brand, a name that instantly promised a lifestyle of sunshine, leisure, and recreation.
  • “Center” was added to differentiate this new Florida venture from its Arizona counterpart and to market its strategic location as a new “center” for retirement living on the Gulf Coast.

Webb’s model was to offer affordable homes alongside an unprecedented array of amenities—golf courses, swimming pools, lawn bowling, and extensive clubhouses—all designed to foster an active and social lifestyle.


A Self-Contained World on Wheels ⛳

To understand modern Sun City Center is to understand its unique culture, the most visible aspect of which is the golf cart. Carts are not just for the golf course here; they are a primary mode of transportation. The community is crisscrossed with dedicated golf cart lanes, and every business, from the Publix grocery store to the hospital, has designated golf cart parking. This creates an incredible sense of freedom and mobility for its residents.

The community is remarkably self-sufficient. It has its own full-service hospital, numerous banks, churches, stores, and restaurants. Social life is organized by the incredibly powerful, resident-run Sun City Center Community Association, which manages a staggering number of clubs and activities—over 200 of them. Despite its city-like scale and services, it remains an unincorporated Census-Designated Place (CDP) governed by Hillsborough County.
